Exploring the Eastbluff Community

Situated in the Eastbluff Harbor View area of Newport Beach, the community of Eastbluff is one of the most sought after communities in the city. Established in the mid-1960s, Eastbluff is comprised of 460 single-family homes. Home to some of the most expensive real estate in Newport Beach, Eastbluff boasts some of the area’s top neighborhoods. Among these are One Ford Road, Big Canyon Country Club, Harbor Ridge Estates and Belcourt. With its family-friendly environment, Eastbluff is characterized by its large lots, mature greenery and wide streets.

Eastbluff Amenities

Eastbluff offers a number of amenities, with some of these varying depending upon the specific neighborhood. Some neighborhoods, for example, are gated and provide strict access to only residents who live there, while others do not place such an emphasis on privacy. The community also offers convenient shopping opportunities at Fashion Island as well as easy access to South Coast Plaza, Crystal Cove and other local shopping centers.

With most homes in the Eastbluff community offering views of the Upper Bay from Palos Verdes in the west to the distance mountains in the north, it should come as no surprise that it is also home to beautiful beaches. The community is also located near to sports, cultural and recreational facilities including Newport Beach Tennis Club, Newport Back Bay Loop Trail, Segerstrom Center for the Arts and the Newport Aquatic Center. The private Blue Heron Park is also part of the community.

Eastbluff Schools

Children who live in the Eastbluff community attend Eastbluff Elementary School and Corona del Mar High School, both of which have a reputation of excellence and student success. Founded in 1962, Corona del Mar High School has been placed on multiple national and state-level lists of “top schools.” These include being ranked 127 out of 21,786 high schools in math and science by U.S. News and World Report in 2011 and earning a gold medal from U.S. News and World Report in 2014.

Despite its name, Corona del Mar High School is actually located in the Eastbluff community. As part of the Newport-Mesa Unified School District, the school is a combination of middle school and high school. As such, it serves students ranging from 7th through 12th grade.

Exploring Newport Beach

As part of the city of Newport Beach, Eastbluff enjoys a mid-latitde semi-arid climate with Mediterranean characteristics. As such, it enjoys little temperature variation throughout the year, particularly when compared to those cities that are a few miles inland. This is largely due to the effects of the Pacific Ocean, which helps to cool the air in the summer and warm the air in the winter.

With a population of more than 85,000 people, Newport Beach boasts some of the highest median family incomes and property values in the country. According to a report published in 2011, more than a quarter of households within the city have an income that is greater than $200,000. The same report found that the median value for homes in the city was $1 million.
